What an engagement includes

We agree the intended use, the interest being valued and the effective date before any work starts. Scope drives everything downstream.

We inspect the property and verify the physical particulars an assessment often takes on file rather than on sight.

Submarket conditions, comparable transactions, rents and capitalization evidence, drawn from our own database and verified sources.

Reconciliation

The three approaches are applied and weighed against each other, with the reasoning for that weighting stated rather than assumed.

Value turns on lease rollover profile, tenant covenant strength and the cost of re-leasing vacant space in the prevailing market.

Shopping centres, high-street retail and mixed-use commercial space.

Anchor covenant, sales productivity and percentage-rent exposure usually matter more than headline square footage.

Warehousing, distribution, flex and light-manufacturing facilities.

Clear height, loading configuration and site coverage separate assets that otherwise look comparable on area alone.

Apartment buildings, purpose-built rental and multi-unit residential.

Suite mix, in-place versus market rents and any rent regulation drive the income the asset can actually be expected to produce.

Raw land, serviced development sites and land-assembly holdings.

Entitlement status, servicing cost and realistic absorption govern value far more than raw acreage.

Special Purpose

Assets with limited comparable evidence requiring bespoke methodology.

Where transaction evidence is thin, the cost and income approaches carry the conclusion and must be reasoned explicitly.
